Construction consulting for homeowners & commercial owners.

Get a clear next step before the next expensive decision.

A confusing proposal. A budget that keeps moving. A project that has stalled. DMC helps connect the plans, scope, budget, schedule and responsibilities so you can decide what comes next.

For homeowners

Understand the decision in front of you.

Get help evaluating a property, reviewing plans and builder proposals, understanding allowances or proposed changes, and identifying questions that need answers before work proceeds. Bring an early idea, incomplete plans or a project already under construction.

For an early property decision, explore land and site evaluation. For coordinated residential planning before construction, see paid preconstruction.

For commercial owners & developers

Connect the project before committing the money.

A site, design, lender or tenant requirement does not automatically add up to a complete construction plan. DMC can help organize budgets, compare bids and exclusions, examine schedules and clarify responsibilities between the owner and project team.

Consulting may include new construction, renovations, tenant build-outs, expansions or an existing project that needs review. The assignment begins with your actual needs.

Where consulting can help

Review the work behind the number.

Choose a focused review or discuss continuing owner support. Deliverables and professional responsibilities are defined for each engagement.

01

Property & site

Review access, utilities, grading, drainage, logistics and the information needed to assess feasibility.

02

Plans & scope

Examine constructability, allowances, exclusions and gaps between drawings and proposals.

03

Budgets & bids

Organize a construction budget and compare what each proposal includes, assumes or leaves unresolved.

04

Schedule & coordination

Review sequencing, procurement, decision deadlines and responsibility for the next step.

05

Changes & recovery

Organize the facts behind proposed changes, stalled work and unresolved project questions.

06

Owner support

Define the advice, coordination or milestone field review appropriate to your project and site access.

When a project is off track

A low number is no help if it leaves out the work.

Start with the documents and facts available today: what was proposed, what changed, what has been completed and what decision is holding things up. DMC can help organize that information and define practical next steps.

Consulting does not replace architectural or engineering design, legal advice, required inspections or the responsibilities of your contractor. The scope establishes which reviews, specialists and site access are needed.

How an engagement starts

Start with the problem you need to solve.

  1. Tell us where the project stands and what you need help deciding.
  2. DMC reviews the inquiry to determine fit and clarify the information needed.
  3. Agree on the consulting scope and fee before paid work begins.

Serving Chelsea and Sterrett, North Shelby County, the US-280/I-459 corridor, Vestavia Hills, select Hoover communities, Westover toward Leeds, Logan Martin Lake and Lay Lake. Confirm location and site-review availability during the project-fit review.

Can I hire DMC for advice if another contractor is building the project?

Yes. A consulting engagement can focus on owner advice, document review, planning or agreed field review. DMC defines the scope, access and coordination needed before accepting the assignment. Any construction agreement is separate.

Do I need completed plans or a confirmed budget?

No. Identifying missing information or developing a useful budget may be the reason for the engagement. Bring the information you have and explain the decision you need help making.

Does DMC consult on commercial projects?

Yes. DMC considers consulting assignments for business owners, commercial property owners and developers, including project planning, budgets, bid comparison, scope, schedule, coordination and recovery planning.

How are consulting fees determined?

Consulting is a paid professional service. DMC reviews the inquiry, confirms project fit and agrees on the scope, deliverables and fee before paid work begins. Submitting the questionnaire does not authorize a charge.

Consulting questionnaire

Tell us what you need help with.

Share the project stage, the information you have and the decision you are facing. A consulting inquiry has its own review process.
